Small Description: Reporting to the Operations Lead, the Facilities Maintenance Specialist plans, oversees, and executes maintenance activities at the Client Life Sciences Center (ALSC). The role involves routine, planned, and reactive maintenance, project-based activities, vendor coordination, and ensuring compliance with all applicable regulations and policies. Job Responsibilities: Execute planned and reactive maintenance at ALSC. Coordinate small and medium-sized projects, including scheduling vendor visits. Manage vendors for routine maintenance and emergency repairs in office and laboratory spaces. Liaise with Environmental Health & Safety to ensure compliance with local, state, and federal guidelines and Client global policies. Work collaboratively with building occupants to support facility-related needs. Maintain building systems including BAS, Lighting Control, and Access Control systems. Perform building rounds to identify leaks, damage, and non-functioning fixtures. Record, report, and follow up on deficiencies for remediation. Conduct systems rounds using BAS and visual inspections to identify alarms and out-of-tolerance conditions. Perform preventive maintenance and repairs on HVAC, pH neutralization, RODI, compressed air, vacuum systems, lighting, generators, and security card readers. Perform carpentry tasks including wall repair, painting, and installation of boards and shelving. Perform basic locksmithing tasks such as repair or replacement of door hardware. Support room configurations for meetings and events. Support receiving and distribution of packages, mail, and deliveries. Perform other facility, operations, and maintenance duties as assigned.
