Summary:The Facilities Maintenance Operations Lead is a key leadership role responsible for maintaining a safe, compliant, and highly efficient facility environment at the Raritan site in support of critical manufacturing operations. This position oversees all aspects of facility management, including infrastructure, maintenance, and specialized functions such as HVAC, electrical systems, pest control, MRO, and Building Management System (BMS) ownership. Leading both internal teams and external vendors, the Senior Manager directs a group of Subject Matter Experts (SMEs) to drive continuous improvement, cost efficiency, and unwavering adherence to safety and regulatory standards. This role is essential to ensuring that infrastructure and critical assets are maintained to the highest levels of safety, quality, and operational reliability.
Provide leadership and oversight for facility services, ensuring compliance with industry standards, safety protocols, and regulatory requirements.
Key Responsibilities:- Develop service strategies, KPIs, and continuous improvement plans to enhance quality, reliability, and cost efficiency.
- Lead and mentor a multidisciplinary Facilities Engineering team-including SMEs in pest control, HVAC, electrical, and general facilities-ensuring standardized practices, operational efficiency, and effective issue resolution.
- Oversee maintenance programs to ensure infrastructure reliability, safety, and compliance, with emphasis on manufacturing operations and clean room environments.
- Serve as the SME for pest control programs, ensuring effective sitewide implementation and sustained performance.
- Manage infrastructure systems, including the Building Management System (BMS) and Environmental Monitoring System (EMS), ensuring proper configuration, optimization, and regulatory compliance.
- Support daily operations and deliver minor capital projects and continuous improvement initiatives aligned with business needs.
- Collaborate with cross functional partners (Quality, Engineering, Production, etc.) to support infrastructure upgrades, operational initiatives, audits, and compliance activities.
- Manage vendor relationships, negotiate contracts, and ensure service-level agreements (SLAs) are consistently met.
- Lead safety, environmental, and compliance programs, including inspections, audits, and risk assessments.
- Oversee budget management, resource planning, and cost control measures.
- Integrate Johnson & Johnson's Credo and Leadership Imperatives into team culture, decision making, and performance objectives.
- Support execution of the Site Master Plan and Asset Replacement Management Program to ensure long-term infrastructure resilience.
- Manage the development and execution of the site shutdown strategy, ensuring alignment with operational and business objectives.
Qualifications:Education:- Minimum of a Bachelor's degree is required, Focused degree in Facilities Management, Engineering, Business Administration, or a related discipline is preferred.
Experience and Skills:Required:- Minimum 8 years of progressive experience managing facilities and maintenance teams (e.g., Asset Maintenance, HVAC, Pest Control, MRO).
- 5+ years of leadership experience in regulated industries such as biopharmaceuticals, cell therapy (preferred), manufacturing, or industrial sectors.
- Proven ability to manage complex facility services supporting GxP and manufacturing operations.
- Strong knowledge of infrastructure systems, safety standards, and compliance with EMA, FDA, OSHA, and related regulations.
- Skilled in vendor management, including contract negotiations and ensuring high service quality.
- Demonstrated success leading change, improving operations, and driving a culture of quality, safety, and continuous improvement.
- Experience with Building Management Systems (BMS) and CQV processes (Commissioning, Qualification, Validation).
- Proficient in process improvement tools (fishbone diagram, value stream mapping, process mapping, Five Whys, etc.).
- Excellent presentation, written, and verbal communication skills.
- Experience working in cleanroom environments.
- Proven leadership in developing and motivating high performing teams.
- Strong stakeholder management, negotiation, and communication abilities for engaging diverse audiences.
- Strong analytical skills for monitoring KPIs, analyzing data, and driving data based improvements.
- Expertise in facilities management systems and infrastructure technologies, with a focus on digital tools for operational excellence.
- Resilient and effective in fast paced, regulated environments, consistently driving improvement and innovation.
Preferred:- Operational Excellence certification (Green Belt, Black Belt, or Problem Solving) is a plus.
- Strong project management skills with a focus on safety, quality, and operational efficiency.
Other:- May require up to 10% domestic and/or international travel for site support, vendor management, and project oversight.
- May require standing for extended periods, walking throughout facilities, climbing stairs or ladders, and occasionally lifting light materials or equipment.

The anticipated base pay range for this position is :$122,000.00 - $212,750.00

Subject to the terms of their respective plans, employees are eligible to participate in the Company's consolidated retirement plan (pension) and savings plan (401(k)).
