The Lease Up Specialist will be primarily responsible for helping to bring a brand new community to life by building excitement while touring prospects through this beautiful new property! Job Duties and Responsibilities: Manage and update lease-up tracker with applicant information for assigned lease-up project. Lead weekly meetings to review applications and status of the project. Meet and greet prospects/residents in person and on the telephone, email, or text with exceptional customer service. Complete paperwork for application and process through SRI. Complete paperwork required to determine household eligibility for affordable housing programs. Complete the workflow process and work with compliance team to process applications. Submit all RTA (or similar) forms to housing agencies and follow through with approval or denial. Inform applicants of approval or denial and schedule lease signings. Assist with programming of key fobs and preparation of move in packets. Print leases and prepare move in packets. Show and lease apartments to those who qualify under the property’s income restrictions. Manage prospect pipeline through Knock, via phone, email, and text. Host Open Houses to lease apartments. Compile weekly reports as necessary. Assist residents with questions and maintenance work order requests as needed. Assist with marketing outreach program as needed. Manage the lease signing schedule and move-in schedule during the lease up. Polish up leasing model/office, vacant apartments, and the tour route. Operate all office machines, printer, computer as well as handle mail, prepare notes, letters, and documents; receive and distribute packages. Consistently follows, enforces, and supports screening criteria as required by the Fair Housing Laws and Real Estate Equities. Help out at stabilized properties during when not on lease up assignments. Assist in training and or mentoring of new leasing hires as well as managers. Perform/prepare special projects and other duties, as assigned. Position Requirements: Previous leasing or related sales experience, preferred. Knowledge of Fair Housing Laws preferred. Ability to communicate effectively, both verbally and in writing Excellent organizational skills and the ability to multi-task as well as meet deadlines Intermediate proficiency with Microsoft Office applications, Yardi experience desired.
