On-Site Resident Manager (Maintenance & Community Coordination)

Associa is seeking a capable and proactive On-Site Resident Manager to oversee day-to-day property operations, coordinate maintenance activities, and serve as the primary on-site liaison for residents, vendors, and the Board of Directors.
This is a hands-on, highly visible role that combines light maintenance responsibilities with coordination, communication, and problem-solving. The Resident Manager plays a key role in maintaining the property, supporting projects, and fostering a well-managed, respectful community environment.
The ideal candidate is highly organized, communicates effectively with a wide range of personalities, and takes ownership of issues from start to finish.
This position plays a critical role in maintaining the quality, safety, and overall experience of our community. The Resident Manager is a trusted on-site presence who helps ensure the property is well cared for and that residents feel heard and supported.
Sammamish Bluffs is a well-established condominium community located in Issaquah, WA, in one of the most desirable areas of the region. The property offers a peaceful setting with convenient access to nearby parks and amenities.
The community is served by some of the top-rated schools in the state and is home to residents who care deeply about maintaining a high-quality living environment.

Key Responsibilities
- Perform light maintenance and minor repairs as appropriate (e.g., basic fixes, adjustments, small installations)
- Support general upkeep of common areas, which may include tasks such as cleaning, vacuuming, and maintaining overall appearance
- Proactively address small issues before they become larger problems
- Use judgment to determine when to complete tasks directly versus coordinating with vendors to ensure timely and cost-effective solutions
- Perform and coordinate maintenance, repairs, equipment installation, and preventative maintenance
- Create and follow preventive maintenance schedules
- Inspect and evaluate buildings, grounds, and related systems regularly
- Ensure all work is completed safely and in compliance with applicable codes and regulations
- Purchase and manage maintenance supplies, tools, and equipment
- Coordinate with outside contractors for repairs, maintenance, and improvements
- Monitor quality and completion of vendor work
- Assist in tracking scope, timelines, and follow-up for ongoing work
- Assist with coordination of larger maintenance and capital improvement projects
- Support communication between contractors, management, and the Board
- Help identify issues early and ensure timely resolution
- Serve as the primary on-site point of contact for residents
- Respond to questions and concerns in a professional and timely manner
- Help de-escalate conflicts and support positive community interactions
- Support implementation of Board decisions and priorities
- Provide on-the-ground insight into property conditions and needs
- Coordinate with the Association's management company to ensure alignment and follow-through
Requirements
- Valid Driver's License
- Knowledge of general maintenance requirements, (documentation, safety, required reporting, regulations, etc.)
- Knowledge of electrical and plumbing codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.)
- Knowledge of HVAC, including codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.)
- Knowledge of OSHA worksite and personal safety requirements.
- Knowledge of State or local governmental safety requirements.
- Professional communication skills (phone, interpersonal, written, verbal, etc.).
- Professional customer service skills.
- Knowledge of company policies, procedures and forms.
- Time management and time critical prioritization skills.
- Self-motivated, proactive, detail oriented and a team player.
Preferred Qualifications
- Experience in condominium, HOA, facilities or property management, or similar experience
- Experience coordinating vendors or supporting capital improvement projects
- Familiarity with property management software/tools
Additional Requirements
- This position requires residence on-site in the provided unit
- This is a non-smoking property; smoking of any kind is not permitted in the unit or anywhere on the premises

Compensation
- $18.00 - 23.00/hour (depending on experience; direct experience highly considered)
- On-site housing included (2-bedroom condominium unit; utilities covered — details provided during interview process)
Benefits Summary
- Vacation accrual begins after 90 days at 6.67 hrs per month with a cap at 160 hours, depending on years of service
- Sick accrual is available for employees who are active and full-time are eligible to accrue 3.34 hours per month up to a maximum of 40.00 hours (5 days) per calendar year
