About the Company
Diamond National Realty and Crystal Property Services is hiring a detail-oriented and proactive Property Manager to oversee the daily operations of an assigned property or group of properties. This role ensures strong on-site execution, maintains high operational and financial performance, and delivers a consistent, high-quality resident experience. The Property Manager will partner with the Portfolio Manager and corporate teams to align day-to-day operations with company standards, regulatory compliance, and long-term asset value. The Property Manager will work closely with the Portfolio Manager and corporate teams to uphold company standards, ensure compliance, and protect the long-term value of the property.
Key Responsibilities
Operations & Property Administration
- Oversee all day-to-day property operations in alignment with company policies and procedures.
- Manage the on-site office, ensuring efficient workflow, proper documentation, and timely resident support.
- Coordinate, track, and follow up on maintenance work orders to ensure prompt and quality resolutions.
- Maintain curb appeal, building cleanliness, safety standards, and overall property condition.
- Ensure timely unit turns, inspection readiness, and adherence to operational timelines.
Resident Relations & Experience
- Serve as the primary point of contact for all resident inquiries, concerns, and service requests.
- Deliver a strong customer experience through responsive communication and problem resolution.
- Support resident retention through proactive engagement, education, and service excellence.
- Provide notices, updates, and community information in a professional and timely manner.
- Assist with or coordinate resident-focused events or initiatives when applicable.
Leasing, Marketing & Occupancy
- Manage the full leasing cycle including showings, application processing, eligibility verification, and lease execution.
- Maintain accurate and complete leasing files that meet company and regulatory standards.
- Implement marketing and outreach efforts to increase qualified traffic and drive occupancy.
- Monitor renewal schedules, coordinate lease extensions, and minimize unit vacancy periods.
- Support the preparation of units for move-ins and ensure readiness for new residents.
Financial Management & Collections
- Oversee rent collection, post payments, and follow up on outstanding balances and delinquencies.
- Maintain accurate resident ledgers, deposit logs, and financial documentation.
- Track operating expenses and support adherence to the property's annual budget.
- Identify opportunities to improve revenue performance and reduce controllable expenses.
- Support financial reporting and assist the Portfolio Manager with monthly or quarterly reviews.
Compliance, Reporting & Risk Management
- Ensure compliance with federal, state, and local housing regulations, as well as company policies.
- Keep complete, organized, and audit-ready records including leases, resident files, inspections, and financial documents.
- Conduct regular unit and property inspections to identify areas of risk or needed repairs.
- Support compliance audits, file reviews, and required reporting activities.
- Respond to emergencies, incidents, and safety concerns while following crisis-management protocols.
Team Coordination & Vendor Management
- Collaborate closely with on-site maintenance teams to ensure efficient property operations.
- Coordinate vendor services, verify completion of work, and ensure adherence to quality expectations.
- Assist with onboarding, training, or procedural alignment for on-site staff when needed.
- Promote teamwork, communication, and consistent performance across site functions.
